What is Livora?
Livora is a global property marketplace and transaction platform. It connects renters, buyers, owners, agents and property professionals, and provides the tools around the transaction: verification statuses, on-platform messaging, applications and offers, recorded payments with receipts, and a structured dispute process.
Which countries does Livora work in?
Livora is built multi-country and multi-currency from the ground up. The marketplace lists property across supported markets in Africa, Europe, North America and the Middle East, and you can filter by city. Availability of specific features — such as payment methods — depends on your market.
Does it cost anything to browse or create an account?
Browsing, searching and saving properties are free, and creating an account is free. Where the platform charges fees, commissions or service charges — for example in connection with a listing or transaction — the amounts are shown on the relevant listing, checkout or payout screen before you commit.
Can I use Livora on my phone?
Yes. The whole site is built mobile-first, and Livora is also an installable app: on supported devices you can add it to your home screen and use it like a native app, including an offline fallback for pages you have already visited.
What kinds of accounts can I create?
Four: Tenant / Buyer (search, save, apply and transact), Landlord / Owner (list and manage property), Agent (list on behalf of owners with a mandate), and Property Professional (for other participants in the transaction chain, such as sellers of titled land).
Finding & viewing property

How do I know a listing is verified?
Every listing shows its verification statuses — identity of the listing party, ownership or authority, property documents, payment account and marketplace review. A status only appears as complete when the corresponding check has actually been completed, and pending checks are shown as pending. You can also browse only verified listings with the “Verified only” filter.
What does “Pending verification” mean?
It means the check is still in progress — nothing is marked complete before it is. A listing can be genuine while a check is pending; if you are interested, ask about the pending items through platform messaging before you commit.
Can I save properties to look at later?
Yes — tap the ♡ button on any listing card. Saved properties live in your workspace under Saved Properties. Saving requires a free account so your shortlist follows you across devices.
How do I book a viewing?
From any listing, request an in-person or virtual tour with your preferred date and an optional note. The lister confirms or proposes another time, and you can track every request under Viewings in your workspace.
Are my identity documents visible to other users?
No. Documents you submit for verification are reviewed by authorised reviewers and are never displayed to other users. Other participants only see your verification statuses.
Renting & buying

How do I apply to rent a property?
Apply directly from the listing. The landlord or agent reviews your application and responds — approve, decline or request more information — and every step is tracked under Applications in your workspace.
How does buying a property work on Livora?
You make an offer from the listing, exchange documents, and use the listing's verification panel as part of your due diligence. The conveyance itself — title transfer and closing — is carried out by the qualified professionals appointed for the transaction. Every step stays recorded against the transaction.
Who prepares the lease?
Lease documents are generated on the platform and signed by the parties in the workspace, with each signature recorded. Livora is not a law firm; the agreement is between the tenant and the landlord (or their agent).
What happens after my application is approved?
The lease is prepared and shared for signature. Once signed, the deposit and first rent are handled through the payment workflow, and the tenancy appears in both parties' records.
Listing your property

How do I list a property?
Choose List a Property and follow the seven-step wizard — property details, location, pricing, media, ownership, documents and review — with a progress indicator throughout. You can publish once everything is complete.
What do I need before listing?
An account with the Landlord / Owner or Agent role, evidence of ownership (or, for agents, a mandate from the owner), and the property's details, photos and any supporting documents.
How long does verification take?
It depends on how complete the submitted documents are and the current review queue. You can see each check's status in your workspace, and if something fails review the reason is shown to you so you can fix it.
Can I list as an agent for someone else's property?
Yes — agents list with a mandate or instruction from the owner. The authority check exists precisely so that the party a seeker negotiates with has the right to rent out or sell the property.
Payments

How do payments work?
Payments are created against the transaction — rent, deposit or purchase — as a payment intent, confirmed at checkout, and recorded with a receipt. Where escrow applies, funds are held until the milestone is confirmed, then released to the verified receiving account or refunded.
Which payment methods can I use?
The methods available depend on your market and the payment provider configured for it. What applies to you — including any fees — is always shown before you confirm a payment.
When do landlords and agents get paid?
Payouts run through the platform's payout workflow to verified receiving accounts, tracked against the recorded payment. Timing follows the transaction's milestone — for example, release after a completed escrow hold.
Are payments protected?
Every payment leaves a record — intent, receipt, ledger entry — and escrow-linked funds are automatically frozen if a dispute is opened. This substantially reduces risk, but no platform can eliminate it entirely: always keep payments on the platform.
Trust, safety & your account

What happens if something goes wrong with a transaction?
Livora provides a structured dispute process: open a dispute against the recorded transaction, submit evidence, and a reviewer issues a decision — which can include releasing or refunding escrowed funds. Decisions can be appealed with new facts.
How do I report a suspicious listing or message?
Use Report a Concern — it goes straight to the trust & safety team, and you do not need an account to report. Reports can suspend a listing, restrict an account or trigger re-verification.
Can I turn on two-factor authentication?
Yes. With multi-factor authentication enabled, signing in asks for your password and then a 6-digit code. We recommend it for anyone listing property or handling payments.
How do I request a copy or deletion of my data?
You can raise a privacy request — access, correction, deletion or restriction — from your account or through support. Your identity is verified before the request is actioned.
Will Livora ever ask for my password or one-time code?
Never — not by message, email or phone. If anyone claiming to represent Livora asks for your password, code, or an off-platform payment, it is not us: report it immediately.
